Specifying what goes in, then getting it to site on time

Material decisions drive both the look and the schedule of a project. ADH Canada Inc. specifies, prices and procures materials for the work we build across the GTA, and we track them from order through delivery so the crew is not waiting on a box. The goal is straightforward: the right product, ordered early enough, confirmed before it is paid for, and stored properly once it arrives.

Lead times and the items that need ordering first

Some products come off a shelf and some take months. Cabinetry, engineered stone counters, exterior windows and doors, custom millwork, specialty tile, appliances and some plumbing fixtures are the usual long-lead items, and each one has an installation date that its order date has to be counted back from. Anything imported or made to order deserves an early confirmation of the actual ship date rather than an optimistic quote from the showroom floor. We build these dates into the schedule so a single delayed item does not stall the trades behind it.

• Quantity take-offs with appropriate waste and cut allowances by material
• Supplier and trade quotes compared on equivalent specifications, not just price
• Order confirmations checked against the approved selections before deposits go out
• Delivery windows coordinated with site access, storage space and elevator bookings
• Deliveries inspected for damage, shortages and dye lot or batch consistency
• Warranty documents and surplus stock handed over at close-out

Substitutions, discontinued lines and client-supplied goods

Products get discontinued, batches vary and shipments arrive short. When a substitution is needed we bring you the option and the difference in cost, appearance and performance rather than swapping quietly. Tile and hardwood in particular should be ordered in a single batch, since a later top-up can differ visibly in shade.

Clients often want to supply certain items themselves, and that is workable when the ground rules are clear. You own the ordering date, the delivery, the shortages and any warranty claim on that item; we need it on site before its installation window and in the quantity the take-off calls for. Fixtures bought abroad should be checked for Canadian approval markings and compatible rough-in dimensions before they are ordered.
