A good share of our work is for owners renovating property they do not live in — rental units, properties being prepared for sale, and buildings bought specifically to be improved. On an investment project the risk is not usually the work itself — it is scope creep. We price a defined scope, flag anything we find behind a wall as a separate written change rather than absorbing it into the schedule, and keep you informed of where the budget stands as the job runs.
